How to identify your window: look at the spacer bar between the glass panes. PGT etches the series name and manufacturing date into the metal spacer in most models from 2005 onward. If the etching is gone, measure the visible glass height and width to the nearest 1/16 inch, then measure the frame depth. We can match from those numbers.
On OEM versus aftermarket: PGT’s OEM parts (balances, locks, tilt latches, sashes) are consistent, but lead times from the factory run two to four weeks. Quality aftermarket equivalents exist for balance springs, tilt pins, and lock hardware and often ship faster, but the frame and sash are almost always safer bought OEM because thickness and thermal-break specs vary enough to make an aftermarket sash sit proud or gap. Signs Your PGT Window Replacement Is Failing
- Fogging between the panes that won’t wipe away. That’s a blown seal - the desiccant inside the spacer is saturated and the insulating gas has escaped. In Los Angeles, where summer highs push 90°F and the temperature swing between a cool morning and a hot afternoon stresses seals, a PGT double-pane unit that’s 12 to 15 years old is at the end of its normal seal life.
- The sash sags or drops when you let go. The block-and-tackle or spiral balance inside the frame has lost tension. On PGT 5400s, this happens gradually and owners often don’t notice until the window won’t stay open at all.
- The lock won’t engage or the tilt latch snaps off. Worn lock cams and brittle tilt-latch springs are the two most common PGT hardware failures we replace in Los Angeles. Coastal air accelerates corrosion on the lock mechanism; inland heat makes the nylon tilt latches brittle.
- You feel a draft or hear the street through a closed window. Weatherstripping has compressed or the sash is out of square in the frame. If the frame itself is racked (common in older Los Angeles homes on expansive soil), the whole unit needs replacement, not just new weatherstripping.
- Water stains on the drywall below a window or soft wood at the sill. The window’s weep system is blocked or the glazing bead has separated. Left alone in a rainy Los Angeles winter, this becomes a rot repair that costs more than the window replacement.

We don’t give step-by-step DIY instructions for balance replacement or full-unit swaps because the risk of injury is real.
What you can safely do yourself: read the spacer-bar etching to identify your series, measure your window, take photos of the hardware from inside and out, and note whether the fogging is between the panes or on the interior surface (surface condensation is a humidity issue, not a seal failure).
